The problem
Land records in Bihar are spread across many portals — Apna Khata, Dakhil Kharij, Bhulekh, LPC — each with its own process. Many people either pay an agent to navigate them or give up.
What we built
BighaWala.com brings that scattered information into one Hindi-first site: a bigha/katha/dhur unit calculator, a land-cost and registry-fee calculator, step-by-step guides for dakhil kharij (mutation), apna khata, jamabandi and LPC applications, and land-rate pages for all 38 districts of Bihar.
Why it works
Each page targets a specific search the way people actually type it — in Hindi. The calculators give visitors a reason to stay and share, and every official process links to the correct government portal instead of trying to replace it.
